The revitalization of Parque Patricios' historical warehouses in Buenos Aires now houses the headquarters of Visa Card/Banelco. This transformation meticulously preserved 90% of the original structure with a focus on minimal intervention.
The architectural challenge involved breaking up the expansive warehouse sheds, creating distinctive office areas by introducing a secondary access point that formed an internal street. This innovation provided access to the rear office block while maintaining the primary entry point through the existing internal road.
Within the existing volume, approximately 20,000 sqm of office space was seamlessly integrated. A new 6,000 sqm floor level was cleverly added within the floor-to-ceiling height parameters, accompanied by the incorporation of a car parking lot within two warehouse bays. This strategic approach not only minimized building costs but also enhanced the project's sustainability by avoiding excavation or new construction.
Natural light floods the office ground floor through roof skylights, cleverly filtered via light wells. The design embraced a vibrant and dynamic open-plan office concept, achieved through the introduction of double-height volumes and mezzanines. The completed structure accommodates around 1500 people, embodying a harmonious blend of historic preservation, sustainability, and modern workspace design.
